Booking Terms and Conditions
 
By booking this property, you agree to the following terms:
 

1. Age Requirement

To book this property, the primary guest must be 24 years or older and staying at the property. Guests without a person over the age of 24 will not be permitted to stay.

2. No Parties or Events

This property is intended for holiday accommodation only. Parties, events, or gatherings are strictly prohibited. We ask that all guests respect the peaceful nature of the neighbourhood. Failure to comply may result in immediate eviction without refund.

3. Booking Confirmation
Your booking will be confirmed once full payment has been processed. The person making the booking must be the one staying at the property and is responsible for ensuring all guests follow the house rules and terms.

4. Guest Responsibility
The primary guest is responsible for ensuring that all guests and visitors follow the house rules. You are liable for any damages or disturbances caused during your stay. We recommend that all guests familiarise themselves with the property’s rules and the surrounding area.

5. Cancellations

  • Cancellations made 31 days or more before check-in incur a 0% cancellation fee.
  • Cancellations made 15–30 days before check-in incur a 50% cancellation fee on the total booking cost.
  • Cancellations made less than 14 days prior to arrival incur a 100% cancellation fee.
We encourage you to consider purchasing travel insurance to cover unexpected circumstances.

6. Payment Terms
Full payment must be made prior to check-in to secure your booking. A refundable security deposit will also be held on your nominated credit card. This deposit will be processed 1 day before arrival and released within 7 days after departure, provided the property is left in good condition and no deductions are required for damages, breakages, missing items, or additional cleaning. Credit card surcharges may apply at the time of payment.

7. Check-In & Check-Out
Check-in time is from 3:00 PM onwards, and check-out time is by 10:00 AM. Late check-out may incur an additional charge, subject to availability.

8. Use of the Property
  • Follow House Rules and only allow those on your Guest List to stay overnight.
  • Do not damage any part of the property (furniture, equipment, etc.).
  • No smoking indoors.
  • No excessive noise, disruption, or parties.
  • Only sleep in the provided beds; contact us for extra bedding before arrival.
  • Ensure all guests comply with these rules.

9. Personal Belongings and Vehicles
You are responsible for your belongings and vehicles, which are left at your own risk. Follow local parking regulations and do not bring dangerous items onto the property.

10. Identification & Verification
To comply with local regulations and for safety and security purposes, we require the primary guest to provide a valid government-issued photo ID (e.g., driver’s license or passport) prior to check-in. This information will be handled securely and only used for verification purposes.

11. Supervision and Caution
  • Take extra care with swimming pools, spas, ponds, or any water hazards; children must be supervised at all times.
  • Floors and outdoor areas may be slippery when wet—please take care.
  • Use BBQs, outdoor grills, or fire-pits responsibly and supervise anyone unfamiliar with them.

12. Third-Party Services
We are not responsible for delays, interruptions, or issues with third-party services such as internet, utilities, or council works

13. Property Security
Always lock doors and windows when you leave the property, especially during storms. Report any damage or theft immediately. You are responsible for securing the property and any loss resulting from failing to do so.

14. Noise and Prohibited Activities
  • No loud noise after 10:00 PM and keep noise minimal between 10:00 AM and 8:00 AM.
  • Drugs, illegal activities, and irresponsible alcohol consumption are prohibited.
  • No strippers, topless waitresses, or nudity allowed.
  • Visitors must leave by the end of the day and may not stay overnight.
15. Pets
Pets are not permitted at the property unless prior written approval has been granted. Where pets are allowed, additional cleaning fees and conditions will apply, and you are responsible for any damage or extra cleaning required. Unauthorised pets will result in immediate eviction and additional charges.

16. Cleaning & Bond
Guests are required to leave the property in a reasonably tidy condition. Excessive cleaning, removal of rubbish, or restoration of the property beyond standard housekeeping will incur additional charges. Where a bond has been taken, deductions may be made for damage, breakages, missing items, or if the property is left in an unacceptable state.

17. Photography, Marketing & Promotions
Guests may not use the property for commercial photography, filming, or promotional purposes without written approval from management. This includes social media marketing, advertising, or paid collaborations. We reserve the right to request removal of any unauthorised content.

18. Marketing & Communications
By booking with us, you agree to be added to our guest marketing list. From time to time, we may send you updates, offers, or newsletters via email. You can opt out at any time by following the unsubscribe link provided in our communications.

19. Security and Access
Management or authorised staff may enter the property without notice in case of emergency, urgent repairs, or where legally required. We will always respect your privacy and provide notice whenever possible.

20. Indemnity and Liability
You are responsible for any damage or injury caused by your actions, negligence, or failure to supervise others. By booking, you agree to indemnify us and our agents against any claims, loss, or liability arising from your stay, including breaches of these terms.

21. Force Majeure
We are not liable for any failure or delay in performing our obligations due to events beyond our reasonable control. This includes, but is not limited to, natural disasters, fires, floods, pandemics, government restrictions, strikes, or utility outages. In such cases, we will work with you to reschedule your booking where possible but cannot guarantee refunds.

22. Privacy
Any personal information you provide will be used solely for the purpose of managing your booking, complying with regulations, and providing services during your stay. We handle your information in line with privacy standards and will not share it with third parties except as required by law.

23. Errors & Omissions
While every effort is made to ensure the accuracy of property listings, descriptions, and pricing, we are not liable for errors, changes, or omissions beyond our control.

24. Governing Law
These terms are governed by the laws of Queensland, Australia, and any disputes shall be resolved under its jurisdiction.
